AZMIN SHOULD FIRST BLAME SELANGOR HOUSING POLICY BEFORE POINTING FINGER AT NOH OMAR

Before he shifts his own mistakes on others, Azmin should first review weaknesses in Selangor housing policy that is seen as it does not meet the interests of the rakyat but merely profits for certain quarters, particularly the developers. The consequences are now borne by the unfortunates and in particular, the Malays as what had happened to three houses and two shophouses in Subang on last Wednesday.

Worst still when Azmin in his search for answers when questioned by the press, he had conveniently pointed to his political rival who is the Minister of Urban Wellbeing, Housing and Local Government Tan Sri Noh Omar. The demolition of the houses and shophouses was run by Majlis Bandaraya Shah Alam (MBSA), which is under the jurisdiction of the Selangor state government that does not fall under any ministry.

Earlier, Azmin said Tan Sri Noh was supposed to hinder the demolition since the land nearby the Sultan Abdul Aziz Shah Airport belongs to the federal government. But was that the actual issue? Should the land belongs to the federal government, why were those houses and shophouses demolished by Selangor PBT and not from the ministry authorities?

The underlying weakness of Selangor housing policy under the opposition administration led by Azmin Ali executed without subsidies and does not help to control the rise in house prices. Hence this resulted in the rise of house and apartments prices that are unlikely to be affordable to the poor. The Selangor government has also not provided subsidies to developers to help them reduce construction costs.

Azmin’s administration implements policies to assign to the developer that 30 percent of the developed areas need to be building affordable homes but with such policy, are they able to help reduce house prices?

In stark contrast to the federal government’s policies and actions that introduced the subsidy system, which is to help buyers through financial aid through “Myhome scheme” and the “Mydeposit first-time homeowner”. Review of the National Housing Policy which includes provisions for the federal government allows having their say in determining house prices, especially for the affordable housing prices.

During the time, the price of a house was determined by the location of the house was built; land premium payment to state government; costs incurred by the Local Authority (PBT) such as compliance charges and development charges; and the costs are borne by the developer which includes the labour and building materials costs.

Azmin’s Selangor government abolished the seven percent discount granted to Bumiputera to purchase affordable homes under their Selangorku House Scheme. It is even worse when the composition of the number of affordable housing units by the Selangor government under the scheme, only allocates 10 percent of homes under RM42,000 for low-income households. On the other hand, the state government set a bigger percentage of affordable homes priced between RM100,000 and RM200,000 which is 30 percent and there is no limit for developers to build houses priced between RM220,000 and RM250,000.

The state government should build more affordable housing with relevant prices. If this is the case how will the state government claim to enhance Bumiputera equity in housing ownership?

Thus, when the rakyat are left to only able to watch the housing constructed beyond their capacity, they remain illegally occupied lands in Selangor. It is even more heartbroken when Azmin allows demolishing their homes and business areas without any consideration and yet failed to provide fair assistance to them. What is left then for the rakyat in Selangor except the developers gained more profits?
